The Kensington neighborhood of Philadelphia is often in the headlines for its struggles, but there’s another side to the neighborhood—one of fortitude, commitment, and deep community pride. Adriana Abizadeh, Executive Director of the Kensington Corridor Trust (KCT), is at the forefront of this movement, working to create a sustainable and community-driven model for neighborhood revitalization. In a conversation with Blueprint Commercial, Adriana shared her vision for Kensington, the organization’s goals, and the impact they’re striving to make.


The Beauty of Kensington

For many, Kensington is synonymous with hardship, but Adriana wishes more people could see its beauty. “Kensington is always sensationalized, and yes, there are challenges—but we also have lifelong residents who continue to choose to make Kensington home,” she explains. The neighborhood isn’t just about statistics; it’s about people who care deeply about their community and are actively working to make it better.


One of Adriana’s favorite sights? The community garden, where children gather in the spring and summer, finding joy in its open space. “For them, it’s a land of adventure,” she says, highlighting how everyday spaces can bring light and laughter to the neighborhood.





Growing the Trust, Strengthening the Community

KCT is on a mission to acquire and preserve community assets, ensuring that long-term residents and small businesses have a stake in the neighborhood’s future. Right now, the trust holds 30 properties, with a goal of reaching 60 in its first phase of acquisition. But the work doesn’t stop there.


“We want density, we want to reactivate spaces, attract small businesses, and bring more permanently affordable housing to the corridor,” Adriana says. Beyond real estate, KCT is exploring innovations like wireless mesh networks and solar grids to enhance the corridor’s sustainability. And as they look to the future, they’re preparing to help other neighborhoods replicate their model.


Getting Involved: How You Can Support KCT

There are many ways to support KCT’s work and be part of Kensington’s transformation:

  • Volunteer at the community garden – Gardening days are a great way to connect with the community and contribute to neighborhood beautification.

  • Spread the word – Sharing KCT’s mission and work helps build awareness and advocacy for community ownership models.

  • Donate or offer pro bono services – Whether it’s financial support or expertise in areas like architecture and engineering, every contribution helps reduce costs and expand impact.


A Job Filled with Purpose

For Adriana, the work isn’t just a job—it’s a passion. “I love my team. I love the Kensington neighborhood. I love my board. I don’t even know where I would go from here because I love this job so much,” she shares. Whether it’s welcoming a new small business or receiving a heartfelt hug from a community member, she finds constant reminders of why this work matters.


Favorite Kensington Businesses and Partners

Kensington is home to an array of beloved local businesses and organizations, many of which KCT has helped support:

  • Cafe Mi Quang (3324 Kensington Avenue) – A must-visit every Thursday for what Adriana calls the best pho in the city.

  • J&J Restaurant (3268 Kensington Avenue) – A family-run spot known for its affordable and delicious breakfast. This restaurant is owned and operated by the family of John Chun, Blueprint Commercial Associate and KCT Board Member.

  • Cantina La Martina (2800 D Street) – A celebrated Mexican restaurant that also recently hosted KCT’s fifth anniversary fundraiser.

  • CJ’s Auto (1136 E. Tioga Street) – A trusted neighborhood car mechanic.

  • Nonprofit partners like Impact Services, Esperanza Health Center, and Philly Mural Arts – Organizations that work alongside KCT to strengthen the community.


Looking Ahead

As Kensington Corridor Trust continues to expand its footprint and refine its model, the organization remains committed to creating a neighborhood that works for everyone. From preserving affordable housing to attracting new businesses, every effort is rooted in community ownership and long-term sustainability.
